The property
The property, of about 4.500 built square meters, overlooks St. Peter’s Square and Castel Sant’Angelo, in the historical centre of Rome. The UISG (International Union of Superiors General), owner of the entire building, needed to exploit it in order to allocate the income to its charitable activities. The UISG purchased the property from the Congregation that used to carry out educational activities just there, i.e. Regina Mundi Institute.
Following the documentary research, critical issues were identified in the deed of sale, but they were successfully resolved. Following the urban planning analysis, the profitability scenarios deriving from the various possible asset repositioning were implemented.
An evaluation on the most likely tenancy and sale value of the asset was carried out.
Due to its characteristics, the marketing of the property was addressed to potential international clients, with particular attention to educational institutions.
The most reliable tenant in line with the charisma of the U.I.S.G. was identified in the I.E.S. Abroad American University. I.E.S. Abroad is still the tenant of this wonderful and unique property in the center of Rome.
