The property
This magnificent villa, owned by the Mercedarian Missionary Sisters of Berriz MMB, is located in the prestigious Trieste district of Rome and was built in 1891 on an area that is part of the park of Villa Alberoni. The villa has been owned by the Congregation since 1957.
The villa is located in front of the historic seat of the “LUISS GUIDO CARLI” University, which was once the country residence of Cardinal Giulio Alberoni.
After entrusting IMC Consulting with an in-depth due diligence, accompanied by a simulation of all the possible scenarios for the enhancement of the property, the Mercedarian Missionary Sisters of Berriz decided to sell their Mother House in Rome, no longer strategic to their institutional purposes.
The building of about 1,400 square metres, built around 1891 and in fair maintenance conditions, is built on three floors above ground with large terraces and balconies and a basement. A magnificent private chapel, two eat-in kitchens, laundry, sitting rooms, bedrooms, offices and common areas, all surrounded by a lovely garden with tall trees and two large garages, complete the property.
After several unsuccessful negotiations with Religious Congregations, the ideal buyer was identified through the privileged contacts of IMC: a high-profile private company in Rome, which once purchased the property and renovated it, will allocate there their new headquarters with prestigious operational and representative offices.
The operation was complex due to the Constraint by the Ministry of Culture and therefore we had to coordinate the clearance by the Ministry of Culture – that is the Italian Government – with the Vatican State since the two parties were one ecclesiastical and one lay.
